Thank you for trusting in Near Me Property Management to help with finding your new home.  We want the application, pre-approval, and background/credit check processes to be quick and easy for you.  Please note that we conduct a thorough background, credit and criminal check on all applicants that get pre-approved by the property owner.  Below you will find a list of steps needed to Apply for a property, the items that you will need to submit with your application, what happens next if you get pre-approved by the owner, and finaly the backgound/credit check.

STEP ONE: Fill out the application. In order for your application to be complete, you must submit the following for all people who are 18 years of age or older that will be occupying the home.

COMPLETED APPLICATION - You can complete an application by clicking on the 'Apply Now’ button at the top of this page OR you can print out the paper version of our application, fill it out and turn it in to us. It is located under the tenant tab above "Printable Lease Application"

DRIVER'S LICENSE OR STATE ISSUED ID OR PASSPORT

PROOF OF INCOME - Acceptable forms of income include your most recent 3 months pay stubs, an Offer of Employement Letter, two previous years tax returns (if self-employed), social security earnings statements, or child support documentation.

STEP TWO: Fill out the application.

The owners of the property that you want to rent are usually the ones that decide to move forward with your application or not.  If your application passes their pre-screening qualification criteria and the property you are applying for is still available, you will be sent an invitation to pay for and submit to a background/credit check. The cost of the background/credit check is $30 per for any person that is 18 or older. If your background/credit check comes back with no issues, you will be required to sign a lease and pay the move in funds required (deposits, rent and any pro-rated rents) within 7 days of approval. If you fail to sign the lease and/or pay the move in funds required within the 7 day time period, your opportunity to lease the property may be canceled. We will then continue to accept applications on the property that you have applied for and any other qualified applicants will also be given the opportunity to lease the property.

NON-REFUNDABLE BACKGROUND / CREDIT CHECK FEE OF $30 PER ADULT - Please note: The background / credit check fees are non-refundable. As soon as you proceed with the background/credit check, your fee is immediately applied and cannot be refunded. 

QUALIFICATION REQUIREMENTS

CREDIT SCORE - The better your credit score the better the chance is that the owner will except your application to move forward with the background / credit check.

INCOME - We require a minimum income level of 3 times the monthly rental amount.  If one applicant does not meet this income requirement, we can combine the income of 2 or more applicants as long as each applicant can provide proof of income of at least 2 times the monthly rental rate. Income is only counted from people that will be on the lease.

RENTAL HISTORY - We require good standing rental history for the past two years. If you have owned your own home for the past two years, we will require that your mortgage is current in order to qualify.

CRIMINAL BACKGROUND - We will run a national criminal background check on all applicants and all applications will be checked through the national Sex Offender and OFAC/Terrorist database.

RENTER'S INSURANCE - Some owners may require you to carry renters insurance. Please inquire with a property manager about the property you want to lease.

OCCUPANCY LIMIT - Per HUD safety guidelines, occupancy shall not exceed more than 2 persons per bedroom.

POSSIBLE REASONS FOR AUTOMATIC DENIAL OF AN APPLICATION

 • Eviction within the past 2 years
 • Negative reports from previous landlords
 • Open bankruptcy
 • Felony convictions or admissions of guilt in the past 7 years
 • Multiple misdemeanor convictions or admissions of guilt in the past 7 years
 • Unpaid judgements or tax liens
 • Lack of proof of income of minimum 3 times the rent.
